Buyer’s Guide to Inspections

Purpose of the inspection:

1. To identify major defective components and safety issues

2. To give buyers and sellers a better understanding of the home’s condition

When preformed by a trained, professional home inspector, the information revealed in the inspection helps buyers understand the true condition of the property. An inspection includes:

  • A thorough visual inspection of the structure (inside and out, from foundation to roof).
  • An examination of all major systems (mechanical and electrical).
  • Evaluation of hundreds of components.
  • A printed report explaining all significant findings and recommendations.

WHEN SHOULD YOU ORDER A HOME INSPECTION?  

  • Immediately after reaching a written purchase agreement with the home seller. Most real estate purchase agreements include a clause, generally 5-10 calendar days, making the purchase contingent on a home inspection for your protection.  Special note: A professional home inspection can take 2 to 3 hours.  You may choose to attend the entire inspection or arrive toward the end to review the inspector’s significant findings. Keep in mind to schedule the needed inspections right away as the normal 5-10 day inspection window will go by fast.

PUT INSPECTION FINDINGS IN PERSPECTIVE  

  • Please keep in mind that very few homes are in perfect condition, and most will need some maintenance and TLC. Cosmetic items and conditions previously disclosed by the seller should not be used as a bargaining tool with the seller after the home inspection is completed.

CHOOSING AN INSPECTION COMPANY

When choosing an inspector ask the following questions: 

  • Ask the inspector about his experience and background.
  • How long has he has been in business?
  • Is he insured? Bonded? Certified?
  • Does he belong to any professional inspection organizations such as ASHI (American Society of Home Inspectors).
  • Can he perform, or arrange, all the additional inspections you may need such as Termite, Radon, Well & Septic, etc.? One stop shopping is a plus.
  • Is he licensed for any of the above inspections? In Missouri to perform a Well & Septic Inspection an inspector must be state licensed. All other inspections do not require any licenses. ASHI & Radon Certifications are a plus.
  • What type of inspection report does he provide, i.e.: Narrative, Check list, Combination of both, Pictures in the report, printed on-site, emailed with-in 24 hours, mailed. Is it hand written or computer generated?

What are Your Beliefs?

As you are all aware, the home buying/selling industry has been wrapped around negative news for quite some time.  I would be willing to bet that if you have had your house on the market, or are planning on putting it on the market, you have been told by well-meaning friends and relatives, in a sympathetic or condescending voice, that it is not a good time to sell.  When you hear those words, how do you feel?  Do you get a sinking feeling in the pit of your stomach?  Do you agree with them?  Be aware of your thoughts.

Someone’s belief is just a thought that has been thought over and over again; it doesn’t mean it is true.  Are all beliefs true?  They are for the people who believe them, but they don’t have to be true for you.  Stop and think about it for a second.  Do you believe everything you hear?  Are you one to get wrapped up in all the negative hype that comes across the television, radio or water cooler and then buys into it and shares it with the next person, enabling it to grow?  Your thoughts and subsequent beliefs create your truth. Are you creating a negative situation for yourself?   If so, the good news is that you can turn it around.

Take some time to evaluate your thought process.  If you are not “thinking” in your best interest, turn it around.  Turn off the news and stay away from naysayers.  Affirm to yourself the positive chain of events that is going to take place.  Envision your house being shown to the “perfect” buyer who falls in love with it from the beginning.  Imagine all the positive things they are saying as they go from room to room.  Your beliefs are very powerful and play an integral part in your future.  

In addition, you also need to do your part by getting your home in tip-top shape and sale ready.  Remember, potential buyers need to be able to “envision” this house as theirs with THEIR furniture and THEIR personal treasures.  They need to be able to see themselves enjoying this home as theirs.  In order to make it easier for them to do this, declutter, even more than you think you need to, in order to visually expand the space, remove all personal items, i.e. photographs, and repaint with a neutral color.  

Do the work, believe your dream, FEEL how it will feel when you hear the words “we have a contract” and watch it manifest.  

Houses ARE selling.  Why shouldn’t yours be one of them?

COLLECTORS OFFICE HAS MAILED PROPERTY TAX BILLS

Real estate tax bills are scheduled to be mailed out in St. Charles County by November 12, 2010. Each municipality sets their own tax rates for schools, fire districts, etc.–it is the job of the Collectors Office to collect and disperse those funds.

Every odd year, property values are re-assessed and subject to change (excluding new construction), however your tax rate (established by the taxing jurisdictions) is subject to change annually. To avoid penalties, 2010 tax bills must be paid by January 1, 2010. You can pay on-line at http://collector.sccmo.org or by phone at 1.800.272.9829.

Note: Many of us have our taxes included in our mortgage payment. To insure the bill is paid, forward to your lending institution.
